How To Market and Sell Your Property Fast

Tips and Tricks To Market Your Property

1) Take gorgeous pictures using a camera.

Worth a thousand words in pictures. And if your pricing is correct, beautiful images will help you sell your home more quickly. Real estate photography is not primarily an artistic endeavor. And while you don't need an expensive camera for this, you do need to be well-prepared.

  • Clean the house to make it appear bigger.
  • Turn on all the lights and close the drapes. Photos of your home will seem clearer, brighter, and more appealing with good lighting.
  • Take images of the area rather than the objects. Many house owners market their property without displaying the entire area. As a result, they promote the cabinet or the brand-new, gleaming fans.
  • From a corner, take photographs. Photos taken from a corner appear to be larger.
  • Avoid shooting into the sun. Pictures taken in direct sunshine, especially when facing a window, will be gloomy.

2) Utilize well-known property platforms.

You can utilize these well-known property portals:

  • Mudah
  • Propwall
  • Newspaper
  • iProperty
  • PropertyGuru
The information you need to provide is as follows:

  • House location
  • Built-up and land area ( Sqft )
  • Number of rooms and bathrooms
  • Type of property title
  • Description of the neighbourhood
  • Facilities near the house
  • Road access
The title and the specifics of the sales and purchase agreement (SPA) should be verified. If you provide the incorrect description, you can subsequently run into issues.

3) Verify whether the advertising is visible.

You shouldn't post your advertisement on real estate platforms, go out, and wait for calls from potential purchasers. You must periodically check the advertisement since if yours falls to page 5 after a week, nobody will notice it.

Renew the advertising if you find this has happened to make sure they are visible. My experience has shown that the more often you update your marketing, the quicker your home will sell.

4) Use the “For Sale” banner

An excellent tactic is to place a "For Sale" banner in front of your home. Because they have already found your home and its environs, the prospects you will get are more serious.

It is reasonably priced. A large one is available for less than RM30. Despite that, take into account the following:

  • Do you feel confident telling them that you are selling?
  • Is there a concern about privacy?
If the home is empty, it is acceptable to display a "For Sale" sign. But if the homes are still inhabited, I do not advise doing it. There have been several instances of thieves posing as purchasers.
